Warehouse and industrial painting in Broward County

Warehouses and industrial buildings are painted while they work. Trucks back up to the docks, forklifts run the aisles and inventory sits under the roof, so the plan starts with where the crew can be and when.

The front of a large gray industrial warehouse with closed loading doors.

The surfaces are bigger and plainer than an office, but they are not simpler. Tilt-wall concrete panels need their joints sealed and their faces cleaned before coating. Metal wall and roof panels need rust treated at the fasteners and laps. Exposed structural steel inside needs cleaning back to sound metal before primer.

Floors are a separate decision. Striping, safety markings and coated floors in work areas each have their own prep and cure time, and they close the floor while they cure. We plan them by bay or by shift so the building keeps moving.

Large walls go fast with spray equipment, but overspray travels across lots and onto trucks. We spray where wind and parking allow and roll where they do not. Send the site plan and photos of each wall, and we will scope the building with its operating hours in mind.

Order of work

  1. Walk the site with the operations manager and mark working zones.
  2. Agree phasing by wall, bay or shift.
  3. Clean, seal joints and treat rust on panels and steel.
  4. Prime and coat walls, steel, doors and bollards.
  5. Stripe or coat floor areas in the agreed closures.
  6. Walk each zone and close the punch list.

Where it goes wrong

What usually goes wrong, and how we control it

Operations that will not stop

Loading docks and aisles stay in use. Work is phased by wall, bay or shift, and closed areas are agreed with the operations manager a day ahead.

Rust at the fasteners

Metal buildings rust first at screws, laps and panel edges. Those spots are cleaned and primed before the finish, or the rust returns through it.

Coated floors that open too soon

Forklifts on a floor coating that has not cured will tear it up. Cure time is built into the closure plan for each bay.

The limits

Roof replacement, panel replacement and structural steel repair are separate scope. Moving racking and inventory is agreed in the scope or left to the operator. Hazardous existing coatings are tested before they are disturbed.

Questions

About warehouse and industrial painting

Can you paint a metal building that has rust?

Yes, if the metal is still sound. Rust is cleaned back and primed before the finish coat. Panels rusted through need replacing first, and we say which ones.

Do you stripe parking lots and warehouse floors?

Yes, as part of a painting scope. Floor striping and safety markings are planned around closures so the building keeps working.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
