Commercial painting in Fort Lauderdale

In Fort Lauderdale's designated historic districts, any work that would change a building's exterior appearance needs a Certificate of Appropriateness. Sailboat Bend and the Himmarshee H-1 district each carry their own code section, so a commercial repaint there starts with the historic preservation planner, not with a color fan deck.

The rule sits in ULDR 47-24.11: "A Certificate of Appropriateness (COA) is required for all work that would change the exterior appearance of a designated historic property." Sailboat Bend falls under 47-17 and Himmarshee under 47-16. The city's page never names paint, so whether a new color counts as a change of appearance is a question we put to the planner in writing before a single gallon is ordered.

Outside the districts, water defines the exposure. The county tourism bureau counts about 165 miles of inland waterways inside the city itself, which puts a large share of commercial walls close to canals and the Intracoastal. Port Everglades also sits partly within Fort Lauderdale, so the offices, warehouses and marine businesses around it face open-water conditions every day of the year.

The city's HB 803 permitting update, still marked pending approval, lists work on commercial and multifamily properties among jobs that keep needing a permit regardless of job cost. Romco confirms with Development Services what the paint scope requires instead of assuming the new small-job exemption applies. Where a lift, scaffold or truck would sit in a city street or sidewalk, a Maintenance of Traffic plan is required, and review can take up to three weeks, so that lead time is booked first.

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Commercial painting in Fort Lauderdale

Does a commercial repaint in a Fort Lauderdale historic district need city review?

Any work that would change the exterior appearance of a designated historic property needs a Certificate of Appropriateness under ULDR 47-24.11. The city page does not mention paint by name, so confirm a color change with the Historic Preservation planner before ordering materials.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.
