HOA and multifamily repaints in Broward County

An HOA or apartment repaint is decided in a meeting before it is done on a wall. The board or the owner needs a scope it can compare, a color decision it can approve, and a plan residents will accept.

An orange boom lift working at the top floor of a white five-story apartment building.

We write the scope so it can be compared line by line: which buildings, which surfaces, how much repair, what coating system, how many coats. The quote also says how repairs found during the work will be handled, so the board knows the process for an extra crack or a rotted fascia board before one turns up.

Color changes go through the association's own approval process, and in many Broward cities the exterior colors of a community must also match what the city has approved. We help the board prepare samples and paperwork, and nothing is painted until the approvals are in hand.

Residents stay home throughout. They need notice before work reaches their building, rules for cars, patios and windows, and someone to call. We phase the community building by building and agree the notice routine with the manager. Send the community's address and the number of buildings, and we will scope the repaint for the board.

Order of work

  1. Walk the community with the manager and count the surfaces.
  2. Present a scope and quote the board can compare.
  3. Support the color approval with samples and paperwork.
  4. Phase the work building by building, with resident notices.
  5. Wash, repair, prime and coat each building.
  6. Walk each building with the manager and close the punch list.

Where it goes wrong

What usually goes wrong, and how we control it

Quotes the board cannot compare

Two quotes that list different surfaces cannot be compared. Our scope lists buildings and surfaces, so the board can see what is in and what is out.

Colors approved by one body but not the other

An association vote does not always satisfy the city. Both approvals are confirmed before work starts.

Cars and patios in the way

Overspray and dropped paint on residents' property cause most complaints. Cars are moved on notice, patios are cleared or covered, and spraying is limited near them.

The limits

Board votes, reserve funding and owner notices required by the association's documents are the association's. Wood replacement and roof work beyond small repairs are separate scope.

Questions

About hoa and multifamily repaints

Can you present the scope at our board meeting?

We can walk the board through the written scope and answer questions about prep, coatings and phasing. The decision and the vote are the board's.

Do we need city approval to change our colors?

In many Broward cities, yes. Each city page on this site notes what we found for that city, and we confirm it before work starts.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
