Office, retail and tenant improvement painting in Broward County

Tenant spaces run on dates: the old lease ends, the new one starts, and the store or office opens when the landlord and the tenant have agreed. Painting usually sits near the end of that chain, so it gets the least room when anything earlier slips.

A hand rolling white paint onto a gray wall.

We plan for that. On a turnover, the scope is set when the suite is vacated, so painting can start as soon as the other trades leave. On a build-out, painting is scheduled with the general contractor's sequence: after drywall and ceilings, before flooring and fixtures, with touch-up at the end.

Retail and franchise tenants often bring brand standards: exact colors, finishes and wall graphics. We work from those standards and confirm colors on a sample before full coats go on.

Storefronts face the street and the landlord's rules. Exterior colors on a shopping center are usually controlled by the landlord and sometimes by the city. Send the suite number, the tenant's standards if there are any, and the date you are working to, and we will scope the work to it.

Order of work

  1. Walk the suite and confirm the scope with the landlord or tenant.
  2. Collect brand standards and approve color samples.
  3. Schedule painting inside the build-out or turnover sequence.
  4. Prep, prime and paint walls, ceilings, doors and trim.
  5. Touch up after other trades finish.
  6. Walk the space and close the punch list before opening.

Where it goes wrong

What usually goes wrong, and how we control it

Painting squeezed by earlier delays

When drywall or ceilings run late, painting gets less time. We agree access dates with the contractor or landlord and say early if the window has shrunk.

Brand colors that do not match

A color from a chart looks different on a wall under store lighting. Samples go up on site and are approved before the full coats.

Touch-up after other trades

Fixture and flooring installers mark finished walls. A final touch-up pass is part of the scope, not an extra.

The limits

Storefront colors and signs may need landlord and city approval, which is the tenant's or landlord's to obtain. Drywall, ceilings and flooring are other trades' scope.

Questions

About office, retail and tenant improvement painting

Can you paint a suite between leases quickly?

We plan turnovers so painting starts as soon as the suite is empty and the other trades are out. We do not promise a finish date before we have seen the space.

Do you work with a tenant's brand standards?

Yes. We work from the standards and approve color samples on site before painting the whole space.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
