Interior commercial painting in Broward County

Interior repaints in commercial buildings are rarely done in an empty room. Tenants work, residents walk the corridors and visitors use the lobby, so the job is planned around who is inside before anyone opens a can.

An empty open-plan office with white walls, a grid ceiling and glass partitions.

The first decisions are about time and place. Which floors can be closed, and for how long? Can work run after hours, and who unlocks the doors? Where do materials stay overnight? We settle those with the property manager, and they shape the sequence more than the square footage does.

Surfaces vary inside one building: drywall with old patches, block in stairwells, metal door frames, handrails and elevator lobbies that take heavy wear. Each gets the prep and the coating it needs, and the scope lists them separately so nothing is left to a guess on site.

Odor and dust matter in occupied space. Low-odor products where the building asks for them, sealed work zones, protected floors and furniture, and clean-up at the end of every shift are written into the quote. Send the floor plan or a few photos, and we will scope the space as you describe it.

Order of work

  1. Walk the space with the manager and agree which areas are in scope.
  2. Set the phases, the working hours and where materials are kept.
  3. Protect floors, furniture, fixtures and anything that stays in use.
  4. Repair, sand and prime patches and damaged surfaces.
  5. Apply the finish coats, phase by phase.
  6. Walk each phase with the manager and close the punch list.

Where it goes wrong

What usually goes wrong, and how we control it

Tenants who cannot move

A law office or a clinic suite cannot simply close. We phase by room or by floor, work nights or weekends where the lease and the building allow, and confirm each phase with the manager first.

Patches that show through

Drywall repairs that are not primed show as flat spots under the finish. Every patch is sanded and primed before the finish coat goes on.

Wear surfaces that fail early

Corridors, stair rails and door frames take carts, bags and hands every day. They get a harder-wearing coating than the walls beside them, and the scope says which.

The limits

Moving furniture, IT equipment and stored files is agreed in the scope or left to the tenant. Wall-covering removal, mold remediation and drywall replacement beyond patching are separate scope.

Questions

About interior commercial painting

Can you paint offices after business hours?

Yes, where the building allows it. Night and weekend work is common for occupied offices, and access, alarms and parking are arranged with the manager before the first shift.

Will the smell bother tenants the next morning?

We plan for it. Low-odor products where the building asks for them, ventilation during and after the work, and finishing a zone well before people return keep that under control.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
