Commercial painting in Davie

In one Davie district, commercial walls must come from a short, named color list. The Western Theme Design Manual covers commercial, office and institutional buildings in the Western Theme District, and any color outside the list needs approval from the Town Council itself.

The manual applies to all properties in the district as defined in Section 12-386 of the Town Code, excluding standalone residential buildings. Its words: "Building walls and trim shall be finished with the colors indicated below, with variations allowed only with the approval of Town Council." The named colors are Barn Red, Redwood, Red Cedar, Evergreen, Sagebrush, Spanish Moss, Federal Blue, Spruce Blue, Slate Gray, Sandstone, Dune Gray, Beechwood Gray, Pewter Gray, Driftwood Gray, Dark Gray, Beige and White/Off-White.

The list is based on one manufacturer's stains, but the manual says other manufacturers' paints or stains are allowed when they match the colors. That matters for commercial stucco and block, where a stain line may not suit the substrate. The working step is a matched drawdown from the chosen manufacturer, checked against the named color, kept on file before the first coat goes on.

Romco starts a Davie job by confirming whether the parcel sits inside the district. If it does, the color conversation is short: pick from the list, document the match, and keep wall and trim colors inside it. If the owner wants something else, that is a Town Council item, and we quote the schedule with that step shown separately.

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Commercial painting in Davie

Can a commercial building in Davie's Western Theme District use any color?

No. Walls and trim must use the colors named in the Western Theme Design Manual, such as Barn Red, Sagebrush or Slate Gray, or matching colors from another manufacturer. Anything else needs Town Council approval.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.
