Commercial painting in Hollywood

Hollywood is one of the few Broward cities with a written paint standard. A commercial building inside a Community Redevelopment Area or a historic district cannot be painted until the Director issues a paint permit, and every color must sit at or below the intensity of a shade on the city's chart.

The standard is ZLDR § 3.22. It covers all buildings other than single family homes, duplexes and triplexes in the CRAs, local historic districts and sites, and National Register properties. The applicant supplies a paint chip or dry sample. Neon, fluorescent, day-glo and iridescent colors are barred unless approved, Mediterranean Revival buildings from 1915 to 1940 are limited to natural earth tones, and the permit even reaches the tint and reflectance of glass.

The beach CRA wraps the Broadwalk, a 2.5-mile, 30-foot-wide promenade along the sand that the American Planning Association describes as lined with small hotels. Hollywood created its CRA in 1997. Port Everglades also reaches into the city, so commercial stock here runs from oceanfront hospitality to port-side industrial, and much of it stands within sight of salt water.

Under § 3.22, work worth more than 25% of a building's assessed value in one calendar year triggers a repaint to a chart color, so a renovation can pull paint into scope when nobody planned it. Romco checks first whether the address falls inside a CRA or district, assembles the chips for the permit, and sequences a Broadwalk hotel elevation by elevation so entrances and rooms stay in use.

How a job runs

Six steps, in this order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The order below is the same for one suite and for a whole tower.

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Commercial painting in Hollywood

Does every commercial repaint in Hollywood need a paint permit?

No. The city says paint permits are only required for painting commercial property located within the CRA or any of the historic districts. Outside those areas the paint permit does not apply, though other building rules still can.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.
