Parking garage coatings and striping in Broward County

A parking garage is concrete exposed to cars, water and, near the coast, salt. The coatings on its decks, walls and ceilings are part of what protects that concrete, and the striping on its floors is what keeps traffic moving safely.

An empty parking garage with a gray coated floor and columns striped in yellow and black.

Deck coatings and painting are different jobs. A traffic-bearing deck coating is a waterproofing system applied over prepared concrete, and it can be tied to structural repairs an engineer has specified. Painting walls, columns and ceilings brightens the garage and protects the surface. Striping and markings come last. The scope separates them, because each has its own prep, cure time and closure.

Garages rarely close. Most work is phased level by level or bay by bay, with signs, cones and traffic control so drivers and pedestrians find their way around the closed area. We agree the closures with the owner or manager in advance and post notice before each one.

Where the concrete has spalls, exposed rebar or cracks, those repairs come before coating. Send the garage's address and any engineer's report, and we will scope the work level by level.

Order of work

  1. Review the garage layout and any engineer's report.
  2. Agree the phasing and the closure notices with the owner or manager.
  3. Set traffic control and protect the areas staying open.
  4. Clean and prepare the concrete in each closed area.
  5. Apply deck coatings, wall and ceiling paint as scoped.
  6. Restripe and mark each level, then reopen it.

Where it goes wrong

What usually goes wrong, and how we control it

Coating over concrete damage

A deck coating over spalled concrete or rusting rebar traps the problem. Repairs specified by the engineer come first, and the coating follows.

Closures that strand drivers

Closed levels with poor signs cause near misses and complaints. Closures are posted in advance, and traffic control is set before work starts.

Striping that does not match the plan

Space counts and accessible spaces are set by the approved layout. Striping follows the layout and any changes are approved before paint goes down.

The limits

Structural concrete repair follows an engineer's design and may need its own permit. Deck coating systems are applied to the maker's requirements. Changes to space layout or accessible parking are the owner's decision.

Questions

About parking garage coatings and striping

Can the garage stay open during coating?

Usually, yes. Work is phased by level or bay with signed closures, so parking moves around the work rather than stopping.

Is a deck coating the same as paint?

No. A traffic-bearing deck coating is a waterproofing system with its own prep and cure, applied over prepared concrete. Wall and ceiling paint is a separate item in the scope.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
