Commercial painting in Lauderdale-By-The-Sea

Lauderdale-By-The-Sea severely limited building heights in 1973 and still does, so its commercial strip is low-rise from end to end. That shapes a paint job here: lifts and ladders more than swing stages, short elevations, and buildings that sit close to the ocean in a small town.

The town was first incorporated on November 30, 1927, had its charter revoked by the state in 1933, and reincorporated in 1949. In October 2001 it annexed the Intracoastal Beach Area, a coastal neighborhood just north of the original town. We did not find a town paint or color rule, and we do not claim one.

The height limit is the defining planning fact. Shops, restaurants and small hotels stay low, which keeps access simple but puts every wall within easy reach of beach traffic, outdoor seating and parked cars. Close to the water, coatings have to stand up to salt air and sun, which is a product choice we make case by case.

Romco asks the Building Division about the permit question first, then plans the job around the town's small scale: short closures, careful masking near sidewalks, and work timed outside the busiest beach hours. Low buildings mean most walls can be reached from lifts or ladders, so setup is quick, but each setup sits closer to pedestrians than it would on a high-rise.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Commercial painting in Lauderdale-By-The-Sea

Why are Lauderdale-By-The-Sea buildings so low?

The town limited building heights in 1973 and, in its own words, still does to this day. Its commercial buildings stay low-rise as a result.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.
