Exterior commercial painting in Broward County

A Broward exterior is painted in strong sun, heavy summer rain and, near the coast, salt in the air. A finish that looks right on the day can chalk, peel or blister within a few seasons if the surface under it was not ready.

Two workers painting a white masonry facade, one on a steel scaffold and one at the base wall.

So the job starts at the wall, not the color card. Pressure washing takes off chalk, dirt and mildew. Cracks in stucco and block are opened, filled and sealed. Failed caulk around windows and joints is cut out and replaced. Rust on railings and metal trim is cleaned back and primed. Only then does the coating system go on.

Most commercial exteriors here are concrete block with stucco, with metal doors, railings and trim. Each material takes its own primer and finish, and the scope names them by surface: walls, soffits, doors, railings, trim, so you can see what is included and compare quotes line by line.

Access shapes the job as much as the surface does. A one-story strip center may need only ladders and a lift; a four-story office needs a plan for every elevation. Send photos of each side of the building, and we will scope the exterior with the access it needs.

Order of work

  1. Walk every elevation and note the condition of each surface.
  2. Agree the coating system, the colors and any approval they need.
  3. Pressure wash and let the surfaces dry.
  4. Repair cracks, replace failed sealant and treat rusted metal.
  5. Prime where the surface calls for it, then apply the finish coats.
  6. Walk the building with you and close the punch list.

Where it goes wrong

What usually goes wrong, and how we control it

Paint over chalk

Old paint that rubs off on your hand will take new paint with it. Washing and, where needed, a bonding primer come before any finish coat.

Cracks that come back

Painting over a crack hides it for a season. Cracks are opened, filled with a compatible repair material and sealed, and the scope says which cracks are in.

Rain on fresh paint

Summer storms arrive fast. Work is planned around the forecast and the coating's cure time, and wet surfaces are not painted.

Overspray on cars and neighbors

Parking lots and the building next door are close. Spraying is limited by wind, cars are moved or covered, and rolling is used where overspray would travel.

The limits

Structural concrete repair, window replacement and roofing are separate scope; where they are needed first, we say so before painting. Color and board approvals are the owner's or association's decision.

Questions

About exterior commercial painting

How often does a commercial exterior need repainting in Broward?

It depends on the coating, the exposure and the prep done last time, so we do not give a fixed number. A walk of the building shows whether it needs a full repaint, a wash and touch-up, or repairs first.

Do you match the existing color?

Yes, if that is what you want, from a sample taken on site. If the color is changing, any association or city approval is settled before work starts.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
