Commercial painting in Margate

Margate writes its color rules down for every nonresidential building. The base color must coordinate with any significant feature visible from the street, such as a barrel tile or metal roof or a stone facade, and the whole palette is subject to approval by city Planning staff and, where applicable, the Community Redevelopment staff.

The Color Palette Guidelines for Non-Residential Properties, revised December 11, 2023, set three layers. The base color is coordinated with the significant feature, or with the approved unified sign plan if the signs are not changing. Trim is a lighter or darker shade from the same color card as the base, or a white from the city's List B. The accent color may not exceed 25% of the identified trim area.

The approach rewards buildings that already have a strong roof or stone element, because those elements decide the base. A plaza with a barrel tile roof starts the color conversation from that roof rather than from a fan deck. A processing fee applies, and appeals run under Appendix A (Zoning Code), Article XL, Section 40.4.

Romco's first step in Margate is a photo survey of every feature visible from the public right-of-way, including signs, then a palette built from one color card. We measure the trim area so the accent stays under the cap on paper before it goes on the wall, and file with Planning, plus the CRA when the site falls inside it.

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Commercial painting in Margate

How much accent color is allowed on a commercial building in Margate?

The city's nonresidential guidelines say accent color may not exceed 25% of the identified trim area of the structure, and the palette is subject to approval by Planning staff.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.
