Painting hospital, clinic and school buildings in Broward County

Romco is a construction company. We do not run hospitals, clinics or schools. We quote the painting of their buildings, and this page explains how that kind of job is planned.

A worker in a protective suit and respirator spraying coating onto steel beams indoors.

Healthcare buildings stay open, and some areas cannot take dust, odor or noise at all. Work in occupied healthcare space is usually planned with the facility's own staff, who decide where work may happen, what barriers are needed and when. We follow the facility's requirements and build them into the scope and the schedule.

Schools are planned around the calendar. Most interior work fits the summer and other breaks, and exterior work is planned so students and staff stay clear of the areas under work. Older school buildings may carry lead-based paint, and a building used by young children may fall under federal lead-safe rules; we check age and use before the scope is written.

In both kinds of building, the scope names the areas, the phases, the protection and the products, so the facility can approve the plan before work begins. Send the building's address and the areas in scope, and we will plan around the people who use it.

Order of work

  1. Walk the building with the facility manager and agree the areas.
  2. Collect the facility's requirements for barriers, hours and products.
  3. Check building age and use for lead-safe rules.
  4. Phase the work around patients, staff or the school calendar.
  5. Prepare and paint each phase behind the agreed protection.
  6. Hand each area back after a walk-through with the facility.

Where it goes wrong

What usually goes wrong, and how we control it

Dust and odor in sensitive areas

Patients and students are close to the work. Barriers, ventilation and product choice follow the facility's requirements, agreed before any area closes.

Calendars that do not move

School breaks and clinic hours are fixed. The scope is phased to fit them, and we say early if it cannot.

Old paint that contains lead

Pre-1978 paint can contain lead. Where federal lead-safe rules apply, the work is done by a certified firm with lead-safe practices.

The limits

Infection control, access rules and calendars are set by the facility. Lead testing and abatement beyond lead-safe painting practices are separate scope. We paint the building; we are not in healthcare or education.

Questions

About hospital, clinic and school building painting

Is Romco a healthcare or education contractor?

Romco is a construction company and a licensed Florida general contractor. We quote the painting of hospital, clinic and school buildings; we are not in those businesses.

Can you paint a school during the term?

Exterior and some interior work can be done during the term with careful phasing. Most classroom work is planned for breaks.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
