Elastomeric and waterproofing coatings in Broward County
In Broward, wind-driven rain finds every crack in a wall. A standard paint colors the surface; an elastomeric coating is a thick, flexible film that can bridge hairline cracks and keep water out of block and stucco. It is chosen when keeping water out matters as much as the color.
It only works on a sound wall. Cracks wider than the coating can bridge are opened and filled first. Joints around windows, doors and slab edges are sealed. Leaks found inside the building are traced to their source before the wall is coated, because a coating will not stop water coming through a failed window frame.
Elastomeric coatings go on thicker than paint, and the thickness is what does the work. The scope states the system and the number of coats, and the application follows the maker's requirements so the film is built up as designed.
Some waterproofing work is part of a larger repair designed by an engineer, and that can bring a permit. Send photos of the walls and any leak history, and we will scope the coating with the repairs it needs.

Coating over moving cracks
Some cracks move with the structure. They are assessed, and where they need structural repair or a joint, the coating is not used to hide them.
Film applied too thin
A thin coat of elastomeric behaves like paint. The number of coats is in the scope and application follows the maker's requirements.
Leaks from somewhere else
Water inside can come from windows, roofs or slab edges. The source is found first, so the coating is not blamed for a leak it cannot stop.
The limits
Structural crack repair and engineered waterproofing systems follow an engineer's design and may need a permit. Window and roof leaks are separate scope. We name no coating warranty on this site.

Is elastomeric coating better than paint?
It depends on the wall. It is better at bridging hairline cracks and keeping out water. On a sound wall with no water problem, a good exterior paint system may be enough. We explain which one we would use and why.
Will an elastomeric coating stop my leak?
Only if the water is coming through the wall surface. Leaks through windows, roofs or slab edges need their own repair, and we trace the source first.
What does commercial painting cost?
Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.
Punch list and turnover
We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
