Commercial painting in Pembroke Pines

Pembroke Pines needs no building permit to paint a commercial or multifamily building, yet a new color is another matter. The city asks owners to call Planning and Economic Development first, because color changes can require a public hearing, and shopping-center color changes have appeared on the Planning and Zoning Board agenda.

The city's FAQ puts it plainly: "A building permit is not required, however, you must contact the City's Planning and Economic Development Division at 954-392-2100 to discuss proposed colors as public hearings may be required for color changes." Repainting in the existing scheme and repainting in a new one are, in practice, two different jobs with two different calendars.

The June 26, 2025 Planning and Zoning Board agenda shows how it plays out. It listed a paint and color change to an existing shopping center, YouFit Plaza on Taft Street, and another for Bell Apartments on Sheridan Street, both filed as miscellaneous requests. A shopping center and an apartment community went before the board on the same night, which shows the rule reaches both.

If the colors are staying, Romco can move straight to surface prep and phasing around open storefronts. If they are changing, the first deliverable is a color submittal for the Planning division, and the board date sets the start. We quote both paths so the owner can see what the new scheme adds in time before committing to it.

How a job runs

Six steps, in this order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The order below is the same for one suite and for a whole tower.

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Commercial painting in Pembroke Pines

Does a commercial repaint in Pembroke Pines need a permit?

Not a building permit. The city says you must contact Planning and Economic Development to discuss proposed colors, because public hearings may be required for color changes.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.
