Hotel and hospitality painting in Broward County

A hotel is painted while it sells rooms. Every closed floor or corridor is rooms the hotel cannot sell, so the plan is built around the occupancy calendar the operator shares with us.

A cream resort building with white balcony railings and palm trees.

Inside, work is usually phased floor by floor. Corridors, guest rooms and back-of-house areas are painted in blocks the hotel takes out of inventory, with odor kept down and quiet hours respected. Lobbies and restaurants are often done overnight, in sections, so they open each morning.

Outside, resort buildings near the beach face salt, sun and wind, and guests use the pool decks and walkways below the work. Overhead work is planned with protected routes for guests and staff, and pool and dining areas are closed only on agreed dates.

Brand standards often set colors and finishes for flagged hotels. We work from them and approve samples on site. Send the property's address, the areas in scope and the dates that work for the hotel, and we will scope the job around them.

Order of work

  1. Review the occupancy calendar and brand standards with the hotel.
  2. Set the blocks of floors and areas to close, and the dates.
  3. Protect furniture, carpets and fixtures in each block.
  4. Prep and paint each block, at night where required.
  5. Release each block after a walk-through with the hotel.
  6. Plan exterior work around pool, dining and entrance areas.

Where it goes wrong

What usually goes wrong, and how we control it

Rooms out of inventory too long

Every extra day costs the hotel. Floors are released back on agreed dates, and each block is finished before the next one closes.

Guests under overhead work

Pool decks and entrances sit below exterior work. Protected routes, barriers and timing keep guests clear.

Odor reaching occupied floors

Paint odor travels through corridors and air systems. Low-odor products where the hotel asks for them and ventilation planned with engineering keep it contained.

The limits

Room inventory, guest notices and brand approvals belong to the hotel and its brand. Furniture removal and carpet replacement are other scope. We quote the painting of hotels; we do not operate them.

Questions

About hotel and hospitality painting

Can you work at night in a hotel?

Yes, where the hotel allows it. Lobbies, restaurants and public areas are often painted overnight in sections so they open each morning.

Do you follow a hotel brand's standards?

Yes. We work from the brand's color and finish standards and approve samples on site before painting.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
