Pressure washing and surface prep in Broward County

Most coating failures start before the first coat: paint over mildew, chalk or salt will not hold. Pressure washing and surface prep are the part of a job nobody sees afterward and the part that decides how long the finish lasts.

Each surface takes its own approach. Stucco and block are washed to remove dirt, chalk and mildew without driving water into cracks. Concrete decks may need more aggressive cleaning before a coating. Steel is cleaned of rust and loose paint by hand or power tools, or by blasting where the scope calls for it.

Wash water has to go somewhere. Cleaning agents and paint chips should not run straight into storm drains, so we plan where the water goes and how debris is collected before washing starts.

Washing is often quoted on its own between repaints, to keep a building presentable and to see what the surfaces really look like. Send photos of the building, and we will scope the washing and prep, alone or as the first phase of a repaint.

Order of work

  1. Walk the surfaces and note mildew, chalk, rust and cracks.
  2. Plan where wash water and debris will go.
  3. Protect plants, windows, drains and anything that stays.
  4. Wash or clean each surface with the right method.
  5. Let surfaces dry and recheck them before coating.
  6. Hand over a prepared surface, or move into the repaint.

Where it goes wrong

What usually goes wrong, and how we control it

Water driven into the wall

High pressure on stucco can force water into cracks and behind the finish. Pressure and tips are matched to the surface, and walls dry before coating.

Mildew that comes back

Rinsing alone moves mildew around. It is treated and washed off, so the new coating is not applied over live growth.

Runoff into storm drains

Dirty wash water and chips in the street are a problem for the owner as well as us. Drains are protected and runoff is planned before work starts.

The limits

Abrasive blasting near occupied areas needs its own plan and controls. Old coatings that may contain lead are tested before they are disturbed. Wash water rules are set by the city and the county.

Questions

About pressure washing and surface prep

Do you pressure wash without painting?

Yes. Washing can be quoted on its own, between repaints or before a building inspection.

Will pressure washing damage stucco?

Not when the pressure and tips match the surface. We keep pressure down on stucco and let walls dry before any coating.

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.
